What is Property Styling?The purpose of property styling is to prepare a home for sale by presenting it in it's best possible light. Our aim is a successful sale of a home with the best possible result. The process involves several techniques for highlighting the best features of a property's interiors and for showcasing optimal use of space.
Furniture and accessories are selected by our stylist in order to create a look that will appeal to buyers. Neutral tones are typically used with some added pops of colour and/or patterns to create interest. Furniture pieces are arranged in a way that creates a nice flow within the space. Consider us as part of your visual marketing team!
Why should I style my property for sale?Empty rooms can feel cold and uninviting and buyers can struggle to picture themselves living in your home. Home staging creates a warm and inviting home that buyers can emotionally connect with and imagine themselves living in. Most buyers struggle to get a sense of scale and space without furniture in rooms, empty rooms can appear smaller than they are. Furnishing rooms with appropriate size furniture and layout shows the buyers the potentional of the space.
What return can I expect on my investment in Property Styling?Your home is your greatest investment so you want to make sure that it is in the best possible condition before putting it on the market. Styled properties create an emotional connection with buyers, therefore styled homes often sell quicker and for the best possible price.The cost of staging your home for sale is less than your first price reduction on an empty property. Our aim is to attract buyers and for your property to sell quickly and for the best possible price rather than linger on the market with little interest.
What is involved in Property Styling?We will visit your property for a free consultation and quote to style your home. We will furnish and style your property ready for marketing images and inspections to attract buyers and achieve your maximum sale price. Our process involves planning, packing, delivery and removal of furniture and accessories including a six week hire period.
On acceptance of our quote our stylist will review images of your property to assist them with planning of your rooms. Once we have packed your furnishings, we will deliver, install and style your property ready for sale.
For clients that are living in their homes for the duration of the campaign we will consult with you on ways to prepare your home ready for sale such as decluttering and depersonalising your rooms to enable potential buyers to visualise themselves living in your home.
When is my property ready to be styled?For best possible results your property stylists should be the very last service to attend your property before photos and sales campaign launch. With most of our installs we are delivering a house full of furniture so good access is important. All other trades and maintenance should be completed and your home cleaned, ready to be styled. Can Bloom Property Styling liaise with my Real Estate agent to organise styling?Absolutely! Our aim is to minimise stress and for us to manage the styling of your property. We are happy to liaise with your real estate agent to arrange access for quotes and styling. We are in constant contact with your agent to keep them abreast of timelines and when to arrange the photographer to take marketing shots.
Do Bloom Property Styling own their own furniture?We certainly do! All of the furniture you see on our website and social media is owned by us. Our looks are created by us and designed with your property in mind.
Can I live in my home while it is styled?To keep your home looking its best and to ensure that our furniture and homewares are kept in the best condition, it is best to not live in your home for the duration of hire. However, we understand this is not always possible. Bloom Property Styling offer partial styling for occupied homes. We simply request our clients to take great care of the furnishing during the hire period.
How long does it take to style a property?We usually require around 3-4 hours for smaller homes and around 6 hours for larger properties although occasionally larger furniture may be dropped off a day in advance by our removals team if this suits all parties.
Can I use some of my own furniture?If your home is vacant, we would suggest removing all furniture to enable us to design your property with our furniture pieces and artwork. For partial styling of an occupied home, we will work with clients and advise them on which of their furniture pieces should remain in the property during the campaign period.
What if my property is already on the market but is not selling?We are familiar with such cases and it’s not too late to call us for a consultation and quote for styling your home.
How long is the furniture hire period?Our hire period is for 6 weeks. This gives you ample time for real estate photography and inspections. If you need more time we may be able to accommodate this request upto 4 extra weeks. Extensions of hire furniture will be charged at a weekly rate.
How long before I sell my property should I engage Bloom Property Styling?The more notice you give us, the better the result! Two weeks or more is fantastic but we are pretty good on our feet and can deliver in a week in some cases. Because we are boutique business we are based on quality and not volume, so get in quick to secure your spot!
What are Bloom’s payment terms?The client is required to pay a 50% deposit to secure a booking date. The remaining 50% of payment is due at least two business days before scheduled installation date. Bloom also offer Style Now, Pay Later through Elepay. Do Bloom provide rebates if a property sells prior to the 6 week hire period?Unfortunately we are unable to provide a refund or rebate if a property is sold prior to the 6 week hire period. Bloom's planning, preparation, packing, furniture delivery and styling, pack down and removal of furniture is the same amount of time and work regardless of the time the furniture remains in the property. Our goal is to stage homes for sale to help clients sell their homes faster and for the maximum amount possible. If a property is sold quickly we hope that we have achieved our aim and fulfilled the job a client has paid us to do.
